HOUSE INSPECTORS!

How many of you are planning on using one either for predrywall and/or final walkthru?  We have one scheduled to come in before our final walkthru (we were going to use the same guy for the pre-drywall, but he was unavaliable), but I'm on the fence about using them.  I keep going back and forth.  On one hand if this was an existing home, I wouldn't have a second thought.  However, since we've seen our home being built from the ground up and generally don't go more than 3 days without seeing it, I'm wondering if we need one. 

Every issue or question that we've seen and had have been promptly answered by our PM.  I wonder if it's really necessary. 

What are your thoughts?

  1. If I knew about this before we built I would have done it. I think it's a great idea but I do wonder if Ryan Homes is obligated to do anything that your inspector finds and you bring up.

  2. We are going to have a home inspection. Since we're not experts, it's worth the couple hundred dollars to know that nothing was missed during the construction process. Our PM does a great job, but he's not on-site all day every day because he is overseeing a lot of homes. Also, the home inspector will actually test all the outlets and appliances so you know there won't be any surprises...they run the dishwasher, fill the tub, etc.

  3. We never even thought about going with a private home inspector until we read the blog on SaRa's blog... ( http://building-sara-nest.blogspot.com/2011/04/pre-drywall-meeting.html ). We are now in the process of finding a home inspector.

  5. We already hired one who is checking our foundation, pre-drywall, and final inspection! Worth every penny to me :)

  6. We're doing three. Framing, pre insulation, and final. If I were to just do one, I'd do pre insulation so they could see the framing and all the utilities.

    Likely your home inspector is your only advocate in the whole build. Even if you have a realtor, they probably don't have the knowledge or the official certification to be taken seriously by the builder.

  8. We want one for the pre-drywall. My DH's uncle is a custom home builder, we are hoping he will come look.

    Our PM told us to remember, if you are paying for one, you are paying for them to find errors, so of course they will! BUT, he also said if it was him, he'd probably do one too, just for peace of mind.

    In the end, Ryan Homes does things a certain way. Unless the inspectors find error that could be harmful structurally, they don't usually have to fix what they say. So keep that in mind.
